How does the process work?

  • On-boarding your property

    At the outset, we sign a Property Management Agreement with you, listing our responsibilities. You will be assigned a specific Property ID. As part of this process, we will also do an expected rent analysis, with any inputs that you may provide as well.

  • Detailed Inventory check

    Inventory management is an important part of our function and we do a detailed Inventory check of the property, noting all fittings, fixtures, damages and the general state. This inventory list is then maintained across tenants, and we ensure to give you the property back in the same state, when our agreement ends.

  • Property Marketing & Video walk-through

    If the property is vacant, we start the marketing immediately upon signup, through numerous channels primarily classifieds, local broker networks, MNC clientele, Social media, and traditional media as relevant. We also do a complementary video walk-through of the property. While the property is vacant, the marketing team will share regular updates with you.

  • Tenant Placement

    All agreements are handled by us. Once we have an interested party, our team completes the negotiation to get you the best return, as well as a background verification. Once we are satisfied, we send you an NOC with the tenant/rent/deposit details to sign and send back to us, on the basis of which our company signs a Leave & License agreement with the tenant on your behalf. They are legally your tenants managed by us (no sublet). All agreement formalities, token, deposit and rent cheques collection is handled by our team. Any work in the property requested by the tenant, and approved by you is coordinated by us. We do a formal handover to the tenant with a sign-off on the inventory forms.

  • Ongoing Management

    This includes:

    * 6 month inspections – We inspect all properties at least every 6 months to ensure it is well maintained.

     

    * Pics on demand – Although we send pics to the owner during our regular inspections, the owner can also request for ad-hoc pics.

     

    * Rent collection & follow up –  We collect Post dated cheques for all 11 months of the rental agreement period, and in the event there is any issues with the cheque clearing, our team will follow up until resolved.

     

    * Detailed Accounts Statements – Every month a detailed statement is sent to the owner, which includes all details of rent collection, payment, charges and/or any other approved deductions.

     

    * On time rents – We ensure you get your rent on time.

     

    * Repair requests/complaints by tenants – We are the point of contact for the tenant, so they don’t bother you. Any repair request from them is handled/negotiated by us. No repairs are done at your cost without your approval. Costs of minor repairs are borne by tenants.

     

    * Repair and ad-hoc requests from owners – We are your point of contact, for any ad-hoc requests you might have.

     

    * Association complaints –  In the event you receive any complaints from the Association about the tenants, our team will handle and resolve the same.

     

    * Maintenance works – All minor works are paid for by tenant, except in the first 20 days after move in. For any major repairs, such as seepage issues, etc, our team can source vendors and coordinate the same for you.

     

    * TDS certificates/Form 16s – In the event the tenant is a company, and there is a TDS deduction, our team will follow up and source the TDS certificates every quarter for your income tax filing.

     

    * Rent receipts to tenants – Any rent receipts requested by tenants are provided by us.

     

    * Tenant Relationship management – We also strive to maintain a cordial relationship with all our tenants, so we can ensure that your property is secured and well-maintained.

  • Tenant Renewals

    Every 11 months, the Leave and License agreement with the tenant is renewed at the agreed upon escalation, and fresh post dated cheques collected for the new period. We start the renewal process 2 months before expiry.

  • Tenant Exit Check / Settlement & Replacement

    When a tenant vacates, we do a thorough exit check and calculate the costs of damages. We then do a final settlement with the tenant after deducting any unpaid bills, unpaid rent, and costs of repairs. We then restart our marketing process and work on Tenant Replacement (and the process repeats).

Our Charges

Our charges are modeled on “Pay for Performance”.  Thus, we have ZERO sign-up fees, ZERO tenant placement fees; no upfront fees – you pay monthly and not annually.

One time Membership fee

15 days Rent Amount

This is a one time fee of 15 days rent charged from the 1st month’s rent of 1st tenant only. This is REFUNDABLE to you if the property is in our management for 5 years (50% refundable) to 10 years (100% refundable). This is waived if the property is already tenanted, or the tenant is found by the owner. The funds are used to cover our initial marketing expenses to expedite tenant placement.

Monthly Management Fee

9% of Rent Amount

We charge a monthly management fee of 9% of rent, subject to a minimum fee. The minimum fee is dependent on the location of the property. This is charged only when the property is occupied.

 

Optional Value added Services

In case you need any extra services such as furnishings, major maintenance works, legal documentation such as khata transfers, first time property tax payments, offline tax payments, etc can be done at separate cost depending on the work involved. For all major maintenance works, you get bills directly from our vendors, so the process is completely transparent. We charge a quality and coordination check fee of 10% of bill amount, to cover our overheads.
